Dubai Records 335 Luxury Home Deals Worth $10 Million or More in Eight Months

Dubai: Dubai recorded 335 residential property sales worth $10 million (Dh36.7 million) or more during the first eight months of 2026, highlighting continued activity in the emirate’s ultra-luxury real estate market.

An analysis of Dubai Land Department data by fäm Properties showed that the transactions included 206 high-end villa sales worth a combined Dh11.7 billion and 129 luxury apartment sales valued at Dh8.67 billion between January and August.

Palm Jumeirah Remains a Luxury Hotspot

Palm Jumeirah continued to rank among Dubai’s leading locations for ultra-luxury property transactions, attracting strong interest from buyers seeking both apartments and villas.

The area recorded 35 apartment sales worth Dh2.18 billion, with an average transaction value of Dh62.2 million. It also recorded 28 villa sales totalling Dh1.85 billion, averaging Dh66.2 million per property.

Palm Jumeirah was also among the most searched communities for luxury apartments and villas during the first half of 2026, according to Bayut market data.

Other sought-after luxury destinations included Bluewaters Island, Emirates Hills, District One, Jumeirah Bay Island and Al Barari.

Hadaeq Sheikh Mohammed Bin Rashid Leads Villa Sales

Hadaeq Sheikh Mohammed Bin Rashid recorded the highest overall luxury villa sales volume and value during the period.

The master-planned residential community registered 48 transactions worth a combined Dh2.77 billion, with an average price of Dh57.8 million.

Firas Al Msaddi, CEO of fäm Properties, said significant amounts of capital continue to move through the upper end of Dubai’s property market.

He said the activity reflects continued interest from high-net-worth individuals seeking Dubai as a place to live, work and raise families.

Dubai’s Most Expensive Luxury Sales

The most expensive apartment sold during the first eight months of 2026 was a six-bedroom unit at Aman Residences in Jumeirah Second.

The 31,201-square-foot apartment was sold for Dh422 million.

The highest-value villa transaction involved a seven-bedroom property in La Mer, Jumeirah First. Covering 44,903 square feet, the villa was sold for Dh350 million.

The latest figures underline the continued flow of high-value transactions across Dubai’s prime residential communities, with Palm Jumeirah and several other established luxury destinations remaining key areas of buyer interest.
